Groundbreaking for “Rätikon Eins” in Schruns

Schruns/Bludenz. On Wednesday, August 27, 2025, the groundbreaking ceremony for the “Rätikon Eins” project took place – a forward-looking neighborhood at the confluence of the Ill and Litz rivers. Jäger Bau, in cooperation with Silvretta Montafon, is realizing a versatile ensemble of residential and commercial spaces. The three buildings will include a pharmacy, a Sparkasse branch, and 60 micro-apartments for Silvretta Montafon employees. The project thus provides a strong urban and economic stimulus for the Montafon region.

Ceremonial groundbreaking to launch the project

At the construction site at the Rätikon intersection, Jäger Bau’s Managing Director DI Thomas Lang welcomed numerous guests, political representatives, and project partners. He emphasized the importance of the site in the history of Jäger Bau. Master builder Hannes Ganahl, Head of the Architecture + Planning Department at Jäger Bau, presented the architectural concept and elaborated on the urban design considerations and special features of the area. Mayor Jürgen Haller of Schruns underlined the significance of the project for the entire region in his address, highlighting its valuable contribution to enhancing the area in connection with the town center. Finally, Deputy Governor Ing. Christof Bitschi stressed the swift implementation of the project and the excellent cooperation between all stakeholders and the authorities. “It is a strong signal when investments are made in Vorarlberg – especially by companies that are deeply rooted in the region,” said Bitschi. The newly rerouted cycle path is also an important connection for the Montafon, and the project brings tangible improvements to traffic flow.

Neighborhood design with architectural sensitivity

At the Ill-Litz-Spitz, “Rätikon Eins” will create a diverse neighborhood for living, working, and recreation. The project comprises a total of 89 units: alongside 21 condominiums and eight commercial units, 60 micro-apartments for Silvretta Montafon employees will be built. The staggered buildings are adapted to the local surroundings and feature a structured, lively wooden louver façade – inspired by the site’s former use as a timber storage area. The project also sets ecological benchmarks: a photovoltaic system, a groundwater heat pump, extensive green roofs, and generous storage space for bicycles and e-bikes form part of the sustainable overall concept.

The so-called SiMotel, as Silvretta Montafon refers to its staff houses, will be located in Building A and extend over five floors. It will include 60 fully equipped micro-apartments with an average size of 22 square meters. These units are tailored specifically to the needs of seasonal employees, offering them a high-quality “home away from home.”

Redesign of public space

A central element of the project is the redesign of public outdoor space: the previously inaccessible area at the Ill-Litz-Spitz will be opened and transformed into a natural recreational zone. In addition, the existing state cycle route will be rerouted – in the future, it will run safely under the Tschagguns ramp along the Ill. The project also improves traffic conditions, particularly at the busy Rätikon intersection. Completion of the entire project is scheduled for summer 2027.

“The project site is historic ground for Jäger Bau, and we therefore feel a great responsibility to develop a high-quality project here – one that enriches the region and will continue to be positively associated with Jäger Bau in the future,” emphasized Thomas Lang, Managing Director of Jäger Bau.

“In tourism, it is tradition that existing teams are reinforced by seasonal employees. It is important to us that our staff feel just as comfortable as our guests, enjoy being here, and, above all, are happy to return,” explained Martin Oberhammer, Managing Director of Silvretta Montafon.
